Please read the following program guidelines carefully:
- To qualify for one of the above incentive the property owner / landlord must first apply to and be approved under the Community Lodge housing program operated by SPR. A property owner / landlord must apply to and be accepted into the program prior to filling vacancies. Agreements made with tenants prior to signing up with the program are not eligible for an Incentive.
- To apply, a property owner / landlord must fill out the current application form and sign the liability release. Applications can be submitted online using this form.
- The duration of eligible rental term Rentals commencing between May 1st to November 1st must be a minimum of 12 months. Any rentals commencing after November 1st must, at a minimum of 5 months (until the end of winter lift operations which is typically the end of March ). The duration must be mutually agreed upon by a tenant and property owner / landlord. Preference will be given to leases ending with month-to-month following the lease period.
- Once the application is approved by the Community Lodge Team, you will be notified, and the rental will be added to a list exclusively available to SPR / SPG and SPB employees who have committed to working at SPR / SPG and SPB. This program excludes family members of property owners / landlords.
- Employees will contact property owners / landlords if they are interested in their rental. The property owners / landlords are responsible for the screening and lease signing process. The property owners / landlords retain full control over the lease terms, the rent to be charged, and all other details of the rental agreement.
- You may not be able to meet face to face with tenants before their desired move in date. Our employees are moving to the area from both national and international locations. Video calling applications can be used to discuss the rental application and expectations with potential tenants.
- Once your vacancy is filled the property owners / landlords will notify Community Lodge Team by submitting a signed copy of the rental agreement. The Community Lodge team will verify the employee renter qualifies for the program. If you rent to an individual who has not been approved by the Community Lodge team, you will not be eligible to receive the incentive.
- If your available rental has been filled by someone who is not a qualified SPR / SPG or SPB employee, please contact the Community Lodge team to have your rental removed from our list.
- The Incentive will be issued if all requirements of the program have been met.1) You have applied and have been approved as a Community Lodge landlord.2) Your tenant is an SPR/SPG or SPB employee and contacted you via the program listing.3) You have submitted a copy of the signed lease agreement. Incentives may take up to two weeks to process.
- If a lease is terminated by the property owner / landlord without reasonable cause, the incentive package may be revoked.
- SPR/SPG or SPB does not evaluate, and therefore cannot make any representations or warranties regarding an employee’s fitness for any tenancy. While we attempt to hire only the highest quality and responsible individuals to work at SPR/SPG or SPB, we cannot make any guarantees that the individual you agree to house will be what you consider a good tenant.
Qualified property owners who rent to a Sun Peaks Resort (SPR), Sun Peaks Grand (SPG) or Sun Peaks Business (SPB) employee will be eligible to choose from one of the following incentives (collectively the “Incentives” and individually an “Incentive”): Please note dual occupancy in one rental unit will only be eligible for options from either SPR or SPB.
An SPR / SPG permanent (non-seasonal) employee:
- 2024 / 2025 Alpine Season Pass, including Nordic Season Pass.
- 8 x full day winter lift ticket for 2024/2025 .
- A $800 gift certificate, redeemable at any Sun Peaks Resort operated outlet or service.

SPB employee:
- Bottoms Bar & Grill
- $1,200 gift certificate, redeemable for retail, food & beverage for winter 2024/2025. Limitations and blackout dates may apply

- Sun Peaks Spa
- $250 gift card, redeemable for spa services or retail products
- 3 Peaks Vacation Rentals
- 10% off Vacation rentals: limits and blackout dates apply.
- Annual hot tub service includes daily/weekly inspection for chemical balancing and water exchanges: limits one per rented property.

Incentive selection: Property owners are eligible to receive one incentive benefit for each room rented up to a maximum of three rooms. A studio unit counts as one room. Property owners renting multiple units may select to receive a separate incentive for each eligible and approved bedroom i.e. a single room in a house or a one-bedroom basement suite will qualify for one option. A two-bedroom suite will quality for two Incentives.
Once processed, the selection is final and the incentive may not be changed.
Please note reselling of any incentive is prohibited and will result in cancellation of lift access or gift cards and may result in future ineligibility for participation in the Community Lodge program.
Incentive benefits are offered based on meeting the following terms and conditions:
- Property owners / landlords are eligible to receive incentive benefits for each room rented up to a maximum of three rooms per property.
- A studio unit counts as one room.
- Property owners / landlords renting multiple units may select to receive a separate incentive for each eligible and approved bedroom i.e. a single room in a house or a one-bedroom basement suite will qualify for one option. A two-bedroom suite will quality for two Incentives.
- Incentive benefits are offered for durations that include winter rentals periods only.
- Additive benefits will not be awarded for rooms rented year-round nor will incentive benefits be awarded for summer rentals.
- The seasons pass may be used in Summer 2024 for sightseeing access only.
- Employee property owners / landlords are eligible to receive incentive benefits for rooms rented to fellow employees.
- Ineligible parties: Family members living with you are not considered renters and are not eligible for this program.
- Tenants with whom your agreement was made prior to June 1 are not eligible. This program is geared toward providing new housing for SPR/SPG or SPB employees.
- Renters may not sublease space to SPR/SPG or SPB employees. This program is only open to property owners / landlords.
- SPR/SPG or SPB does not evaluate, and therefore cannot make any representations or warranties regarding an employee’s fitness for any tenancy. While we attempt to hire only the highest quality and responsible individuals, we cannot make any guarantees that the individual you agree to house will be what you consider a good tenant.
- If a lease is terminated without reasonable cause, the incentive package will be revoked. If a tenant proves unsuitable due to their behavior or a failure to pay their rent, the property owner / landlord may terminate the lease without losing the incentive package. Validation of the termination reasons may be requested. If the landlord chooses to terminate the agreement for their own reasons not related to the tenant, the incentive package will be revoked.

A: If you are already a passholder, you may allocate your Community Lodge pass to a family member. Once the Pass is allocated, only the passholder can use it. Sun Peaks season passes are nonrefundable and nontransferable.
A: Sun Peaks Resort (SPR) / Sun Peaks Grand (SPG) and Sun Peaks Businesses (SPB) does not have guidelines or requirements regarding the cost of rental and lease agreements for the Community Lodge program. The incentives provided are intended to be a generous motivation to rent to employees for a lower monthly rate than to the public. While we work hard to pay our employees well, first year front line employees often have a starting wage of $18.75/hour, and their hours are dependent on business levels. We recommend monthly rental rates be set per individual and within the range from $700 to $900 per month depending on the accommodation offered.
Each situation is unique and many factors such as a furnished rental or including utilities could raise or lower that price. It is particularly important that you collect a damage deposit before allowing any tenant to reserve the rental. Keep in mind most employees starting their winter season are without significant reserves of cash to spend on a deposit. You must balance the inherent risks of renting your property with determining an appropriate rental and deposit amount for onboarded employees.

A: Preference is provided for rentals in Sun Peaks, Whitecroft, or Heffley Creek. If your rental is further than a 30-minute drive, you may find that employees are not interested in commuting that far. SPR/SPG or SPB reserves the right, in its discretion, to allow rentals in other areas to participate in the program.
A: Property owners / landlords have sole discretion in who they choose to rent their unit to.

A: If a property owner is approved after signing up with the Community Lodge program, the property will be listed on the Employee Portal for all employees to see. There is no withholding of accommodation.
A: Sun Peaks Resort will not be sending property owners / landlords any additional funds to cover taxes related to this program. All revenues and related tax payments will be the responsibility of the property owners / landlords.
A: The Community Lodge program acts only as a facilitator that connects available rentals with employees looking to rent. All rental/lease agreements are between the property owners / landlords and the tenant. Please read the general liability release form in the Property Owner Application.

A property owner / landlord must apply for the program prior to filling vacancies and the lease term must meet the minimum start date and durations. (terms & conditions).
